 | When purchasing a home, we feel your best bet in most cases is a new home. A new home will come with warranties on the foundation, structure, A/C-Heat System, and the appliances. You can sleep soundly knowing that if something breaks down, somebody else will fix it. We work in subdivisions where the builder will give you a 10 year warranty! The most important aspect here is that on your first visit to a new home subdivision, you must tell the salesman you are represented by a realtor, Halfback Realty LLC. YOU MUST STATE THIS ON YOUR FIRST VISIT! If not, it is entirely possible they will not honor us as your realtor and neither one of us will get that commission. A popular misconception people have when visiting a new home subdivision is that they will get a "better deal" without the services of a realtor. Since no commission would be paid this makes sense. However, this could not be further from the truth. The builders need realtors to sell these homes. Statistics show that a vast majority of homes sold in a new home subdivision are indeed sold by realtors. Therefore, if you could get a better deal without the realtor, the builders would alienate themselves from the realtors. Call one of the new home subdivisions and ask them if the price of the home is the same with or without a realtor. They will tell you the price is exactly the same. Not to mention getting one half of our commission, you will get the benefit of our knowledge and expertise. |
