| One of the most commonly asked questions we receive concerns mortgages. Unless you are paying cash, you will need a mortgage. We often times get calls from people who are trying to get pre-approved for a mortgage before they ever start looking for a home. In cases where the customer is unsure of their credit this may be warranted. However, if you feel that your credit is OK (not perfect, but not bad either) here is what we recommend. Let the builder whose homes you are interested in take care of the mortgage package. Most all the big builders either own their own mortgage companies or have a preferred lender they want you to use. In fact they all are now giving great incentives to you if you use their lender. If you choose not to use their lender, you may lose some or all of the incentives. Furthermore, these incentives usually are so good you will definetly want to use their preferred lender. Also, their lender will have terms and rates as good if not better than anyone else you can find. Their lender wants to make the sale happen not only for you but also the builder. |
